About us

A patient, unglamorous approach to property.

“The deal is made on the day you buy. Everything after that is just doing the work properly.”

MTL Investments Ltd
Reviewing drawings and a schedule of works on site

MTL Investments Ltd is a privately owned investment company working in property across Ireland. We buy buildings and sites we understand, at a price that works on day one — then renovate, develop and hold them.

We are not a fund and we are not a flipper. Most of what we buy, we keep. That changes how we underwrite: every number has to survive a bad year, not just a good one.

Because the business is owner-managed, the person appraising a deal is the person who lives with it afterwards. It makes us slower to say yes, and far more reliable once we do.

  • Own capital and established lending relationships
  • Direct, off-market and agent-introduced opportunities
  • Renovation and site works run by our own trusted trades
  • Straight answers, and a decision within days

What we invest in

Where the money goes.

Buildings and sites, bought and improved with our own capital. We take each one from acquisition through to a finished, occupied asset without handing it between firms.

01

Purchase

We buy buildings and sites with our own capital — houses, flats, small blocks, commercial and mixed-use. Including probate, receivership and tired stock that needs more than a tidy-up.

  • Single buildings to small portfolios
  • Off-market and distressed purchases
  • Cash-backed offers, fast completions
02

Renovation

Light refurbishment through to full renovation, conversion and change of use. We handle design, consents, trades and sign-off, with a schedule of works and a budget we stand behind.

  • Full and light refurbishment
  • Conversions and reconfiguration
  • Planning and building control
03

Site development

Land and infill sites taken from acquisition through planning to a finished, occupied building. Serviced sites, new build and redevelopment of buildings that have reached the end of their use.

  • Infill and brownfield sites
  • Planning applications and consents
  • New build and full redevelopment
04

Joint ventures

We work with landowners, vendors and private partners on individual projects — whether that is capital, delivery capability, or simply a credible buyer who completes when they say they will.

  • Project-by-project partnerships
  • Land and site introductions
  • Clear terms, documented properly

Our approach

How a deal actually goes.

No mystery, no fifteen-stage process diagram. Five steps, and you will know where you stand at each one.

  1. 1

    Source

Agents, vendors and contacts bring us opportunities. We also go looking — the best buys are rarely the best-marketed.

  2. 2

    Appraise

Condition, costs, values and exit, stress-tested. If the numbers only work on optimism, we say no — quickly, and with reasons.

  3. 3

    Acquire

Funding arranged, solicitors instructed, timeline agreed. The price we offer is the price we complete at.

  4. 4

    Improve

Works scheduled and delivered by trades we use repeatedly. Specified to let well and last, not to photograph well and fail.

  5. 5

    Hold

Let, managed and maintained. We review every asset annually and sell only when holding it no longer makes sense.

Got a building or a site that would suit us?

Agents, vendors and landowners: send the address and a few details. If it is something for the portfolio, you will hear back within two working days — and if it isn't, we will tell you that too.
